At ELEVATE, Development, Construction and Properties work hand in hand. That shortens lines of communication, secures costs and keeps quality in one pair of hands from the first sketch to handover.

01, ELEVATE Development AG

Development

Every project begins with the question of what a site can support. We examine zoning, building fabric and market, develop options and take the strongest concept through planning and permits. We then deliver the project as turnkey contractor – at clear costs and deadlines, set out in works contracts.

  • Acquisition and site analysis
  • Feasibility studies and option appraisals
  • Architecture, concept and detailed design
  • Planning applications and the permit process
  • Colour and material concepts, building specifications
  • Turnkey general contracting
  • Tendering, bid evaluation and contract award
  • Overall project management with cost, schedule and quality control
  • 3D models and visualisations

02, ELEVATE Construction AG

Construction

We take responsibility for the interior fit-out ourselves: we plan kitchens, bathrooms, floors and joinery and are building our own installation team for them. Where it pays off, we source materials directly from manufacturers – strengthening quality and cost control. The travertine for Chamerstrasse 38 in Zug, for example, was selected in Verona and sourced directly.

  • Interior fit-out design
  • Interior fit-out works
  • Direct procurement of materials
  • Selection of finishes with buyers

Process

From first idea to handing over the keys

Get in touch
  1. Acquisition

We review sites and properties discreetly and give an initial assessment quickly.

  2. Feasibility

Zoning, building fabric, market and options: we build a sound basis for decisions.

  3. Planning & permits

We design, consult the authorities early and guide the project through the permit process.

  4. Costs & schedule

Specification, cost estimate and programme fit together – transparent and binding.

  5. Construction

As turnkey contractor we run the site – with clear responsibilities and continuous quality control.

  6. Handover

Inspection, documentation and move-in: we hand over turnkey and remain available afterwards.

Levels of intervention

Four levels of intervention

  • Interior fit-out (Level 1 of 4)

New kitchens, bathrooms, floors and joinery – targeted where the building fabric is sound.

  • Refurbishment (Level 2 of 4)

Envelope, building services and apartments are comprehensively renewed while the building keeps its structure.

  • Core refurbishment (Level 3 of 4)

We strip back to the load-bearing structure and rebuild the interior – often with improved floor plans.

  • New build (Level 4 of 4)

Where an existing building has reached its limits or land is ready, we develop new buildings with clear architecture and efficient technology.

Finishes

Finishes that suit the concept

Every project receives the finish that suits its location, use and residents. For rental homes that means robust, easy-care materials that age gracefully. Where the location supports it, we also build residences with natural stone, solid wood and home automation. What they all share: well-considered details and meticulous workmanship.

Sustainability

Sustainability in practice

What lasts is sustainable. The most sustainable home is often the one that already exists. We upgrade existing buildings for energy efficiency where it makes sense and build new where it moves a concept forward – always with technology that lowers energy demand and running costs.

  • Heat pumps using ground probes or outside air
  • Solar power from the building's own roof
  • Insulated building envelopes and triple glazing
  • Timber construction and natural, durable materials
  • Controlled ventilation and geo-cooling where appropriate
  • Step-free, age-friendly homes
